Please see below for our minimum night stay policy, booking terms and cancellation policy.

If you’re thinking of booking, we recommend telephoning us, so we can discuss which of our rooms would be best for you.

The costs below are per room per night (and not per person). This cost is based on 2 people sharing and includes breakfast and tea/coffee and homemade cake or biscuits on arrival. Peak Season is Easter Weekend and the week on either side of Easter; 1 May through to 30 September and 26 December to 2 January. Please check out our news page for any specific offers during off-peak periods (or feel free to contact us to discuss longer stays in our off peak season). We don’t use Booking. com in order to keep our rates as fair and reasonable as possible. Please also note that if you book through a travel agency we will charge the agency strictly at the rates below, so any increase will be made by them and not us.

BOOKING TERMS

Subject to availability, single occupancy of our rooms (all of which are doubles with king size beds) will be charged at £5 less than the rate for 2 people sharing.

MINIMUM STAY

We have a minimum 3 night consecutive stay requirement over the Easter weekend and from 1 May through to 30 September inclusive – unless a 2 night gap shows on the Availability Page for a particular room, in which case a 2 night stay can be booked. At all other times, we operate a minimum 2 night consecutive stay policy. One night stays are sometimes possible at short notice during our Off-Peak season as long as we have other guests staying – so please check with us. However, we don’t take one night bookings in advance and one night stays will attract a supplement of £10 to cover increased laundry and cleaning costs.

DEPOSITS & CANCELLATIONS

When you book, we ask for a deposit of 40% of the total room cost for stays of 2 nights and 30% for stays of 3 nights or more. This deposit becomes non-refundable if your booking (or part of it) is cancelled at any time, unless we can re-book the room (in which case the deposit will be refunded pro rata to the number of nights re-booked).
In the event you cancel your booked stay (or part of it) for any reason less than 14 days prior to arrival, the full room cost will be payable on cancellation and will be charged to your card. We will try to re-let your room and if we are able to do so, the room cost will be refunded by the amount for which are able to re-let the room (less any additional charges we incur resulting from your cancellation). It is therefore recommended that you have adequate insurance to cover cancellation. For any cancellation following a booking, any refund will be subject to a deduction which covers additional credit/debit card commission, bank charges and administration.

CHECK IN

Check in is between 4pm and 7pm (unless otherwise by arrangement), but we can take your luggage earlier than 4pm. Check out is by 10.30am but again, we can hold your luggage for you until later in the day.

CHILDREN & PETS

Unfortunately, the house is not suitable for children under the age of 10. Children aged 10 and above are very welcome to stay in Room 5 if accompanying adults are staying in adjacent Room 4. Rooms 1, 2 and 3 are not suitable for children  – although in certain circumstances we are happy to let a child share these rooms with one adult. With regret, we don’t take pets.

CREDIT CARDS

We currently only take Visa and Mastercard. Due to increased clearance times, we do not accept cheques.
